AR Demolition is transforming a 30-acre brownfield site at Panattoni Park Warrington, with Inmalo-supplied hydraulic attachments and dust suppression equipment helping keep the major demolition project moving.
Located at Hardwick Grange in Woolston, close to Junction 21 of the M6, the site is being cleared to make way for Panattoni Warrington 675 – a new £135 million, 675,093 sq ft logistics and industrial hub.
The existing complex consisted of three ageing frozen food distribution buildings, totalling around 432,200 sq ft. Predominantly steel-framed, the buildings had reached the end of their economic life and are now being demolished to prepare the site for its next chapter.
Built for the job
With a vast steel structure to process, AR Demolition needed powerful, reliable attachments capable of handling both primary demolition and secondary scrap processing.
Inmalo has supplied three Mantovanibenne MBI SH320R Eagle 3 shears, providing AR Demolition with the cutting power needed across the project.
The equipment package also includes GIDA HMG-T hydraulic scrap magnets, helping with the handling and processing of recovered steel.
All the attachments have been supplied with Steelwrist couplers, giving the machines the flexibility to change attachments quickly and efficiently as the work progresses.
Pete Franklin, Site Manager at AR Demolition, said:
“We trust the Inmalo brand and product range to deliver reliable, high-performance attachments we can depend on to get the job done smoothly and on time.
“Inmalo also provide the complete service back-up response across the range of kit supplied and that’s what turns a supplier into a trusted partner we can rely on time and time again.”
Keeping dust under control
With demolition taking place across such a large site, effective dust suppression is also an important part of the operation.
Inmalo has supplied Motofog jet spray systems for close and wide-area dust suppression, alongside MB Dust Cannons from its hire fleet for wider-area coverage.
Together, the equipment is helping AR Demolition manage dust across the site while demolition progresses.
From former distribution hub to new logistics giant
The 30-acre site has a long history as a major retail logistics location, having previously been occupied by grocery businesses including Safeway, Iceland and Morrisons.
Following Iceland's move to a new 500,000 sq ft distribution centre at Omega Park in Warrington, the former complex became redundant.
The site was acquired in late 2025 by global industrial developer Panattoni and Japanese investor Mitsui Fudosan for £26.3 million, with the wider development representing a total investment of around £135 million.
Rather than replacing the existing buildings with several smaller units, the redevelopment will create a single, state-of-the-art logistics facility.
Introducing Panattoni Warrington 675
The new development is planned to provide more than 675,000 sq ft of floorspace, including:
- 633,000 sq ft of warehouse space
- Up to 18m clear internal height
- 42,100 sq ft of office space
- 76 dock loading doors
- 8 level access doors
- 55m–70m yard depths
- 124 HGV parking spaces
- Around 482–486 car parking spaces
- A substantial 1.9MVA power supply
The development is also targeting high sustainability standards, including a BREEAM Outstanding rating, EPC A/A+ performance, net-zero carbon in construction, EV charging infrastructure and solar PV capability.
Once complete, the new facility is expected to support more than 600 jobs, adding further employment and investment along the M6 corridor.
